Free 5-Minute Road Map · For buyers abroad with a U.S. home in sight

You found the home.
Now get to the keys — with no shocks at the wire.

From the signed offer to the keys there are eight steps and two wires. The 45-Day Road to the Keys puts them on one page — who does what, when, and the two moments your money moves — with the Wire Safety Steps on the back. Both deals Patrick worked on for a buyer abroad went from contract to keys in about 45 days.

The road map answers the questions you're asking now:

If your spouse asks, "how do we know the money is safe?" — page 2 is the page you hand them.

Where this ends: the keys in your hand, the deed recorded in your name, and every dollar where it should be.

Not for you if: you have not picked a home yet — start with the Loan Check and the Selection Guide. This page is for buyers with a signed offer in sight.

Questions, answered

Short answers to the questions buyers ask between the offer and the keys.

How long does it take to buy a U.S. home from abroad once the offer is signed?
About 45 days is a common timeline from a signed contract to the keys. The 45-Day Road to the Keys lists the eight steps in order, who is responsible for each one, and the two points where money is wired.
How do I wire money for a U.S. home purchase safely?
Send money only to the title company’s escrow account, never to an agent or the seller. Before every wire, call the title company on a phone number you already had from the first day and read the account details back. Never use wiring instructions that arrive by email, even if the email looks right. Wire fraud is the largest loss U.S. home buyers take.
When does the money have to be in a U.S. account?
The deposit is wired within days of the signed contract, so it should already be in a U.S. account on day zero. The balance is wired a day or two before closing; plan for it to be in the U.S. by about day 30, because international wires can take up to a week.
Who does what between the signed offer and the keys?
The agent leads the home side and the local team. The lender, if there is one, handles the loan. The title company holds the money and records the deed. The inspector reports on the home’s condition. In Illinois an attorney reviews the contract; in Texas the option period covers the inspection window.
